Most expensive apartment price per square meter in Serbia in fourth quarter of 2024 at EUR 11,668

The most expensive house was sold in the Belgrade municipality of Savski Venac, for EUR 3.4 million, and the most expensive garage space was paid EUR 64,000 in the territory of that municipality in the Belgrade Waterfront location.
The total turnover in the real estate market in Serbia in the fourth quarter of 2024 amounted to EUR 2.2 billion, matching the record from 2022, of which EUR 489.5 comes from the partially regulated market.
A total of 34,834 sales and purchase agreements were signed, which means that the highest quarterly level in the past two years was reached. The biggest share in the total turnover of real estate belongs to the sale of apartments (EUR 1.3 billion), with 57%.
A total of EUR 167.9 million (8% of the total value) was set aside for houses, EUR 163 million (7%) for building land, EUR 108 million (5%) for office spaces and EUR 73.4 million (3%) for agricultural land.
When it comes to the manner of payment, the purchase of 11% of the real estate was financed with loans, which is an increase by four percentage points compared to the same period of the previous year.
The loans were most frequently used for the purchase of apartments, whereby 24% of all the purchases were realized that way, which is an increase compared to the 17% from the same period of the previous year.
In the fourth quarter of 2024, the number of sales and purchase agreements was increased compared to the same period of the previous year in Nis (43.6%), Novi Sad (24.9%), Kragujevac (20.1%) and Belgrade (15.5%).
EUR 650.3 million was set aside for apartments in Belgrade in the fourth quarter of 2024. The biggest sales and purchase agreement in the fourth quarter of 2024 was signed in Novi Sad – 3,495, and the highest value of all the agreements was in Belgrade – EUR 432.2 million.
