New business center in New Belgrade's Block 20 - EPS and EDB to get joint administrative building next to Hyatt?

The web portal Beobuild has presented a brand new project that is currently under construction in New Belgrade's Block 20, next to the building of Rad company. It is an energy-business complex that will become the new administrative headquarters of EPS (the Electric Power Industry of Serbia) and EDB (the Belgrade Power Supply Company), as well as an infrastructure facility for a system substation (110/10 kV, 2x40 MVA). The building is being built to consolidate the technical and business functions of EPS, which are still taking place at multiple locations with a number of logistical and financial problems.

The plot on which the building will be located is part of the block along Vladimira Popovica street. Spatially and functionally, this complex is divided into five connected wings, and a substation is already completed on that plot. EDB alone began construction works on the site in 1988, but only the work on the electrical substation (which is one of the largest in Belgrade) was completed in two phases, whereas the rest of the works was not continued in the 1990s due to a crisis. That’s why this exclusive block in New Belgrade had remained unfinished until 2007 when they made a decision to complete the entire complex. The constructed facility is the building A, which will contain associated technical facilities, ITC center and backup dispatch center of EDB in addition to the substation. Then there is the building B, or office part of the complex, which will house dispatch center and ITC for EPS, as well as offices of EPS and EDB. Buildings C, D and E are underground facilities with a garage, a shelter, transport links and technical premises.

The projected gross area of the complex is 42,250 square meters, including both external and connecting facilities, while the gross area of technical and commercial buildings A and B is about 30,000 square meters.

All preparatory works have been completed and they currently carry out construction works that are part of the first phase - up to the ground level. The contractors working on the building are AR Gradnja, Gradina, Novkol and Termoinzenjering, all from Belgrade. According to the officials, the deadline for completing the first phase of construction is May 2012, whereas the period to finish the entire complex is set at 24-30 months, depending on the implementation of tender procedures and the planning and financial capabilities of EPS.
