Simanovci as economic epicenter - 200 hectares of land, only 25 km away from Belgrade, await investors
Colliers International, the exclusive sales agent, has recently included in its offer a building land of 200 ha in Industrial Park Belgrade (IPB).
This complex is one of the largest mixed-use projects in Serbia and the land within it comprises 14 functional units, ranging in size from 7.3 to 25.3 ha, which are then divided into 103 smaller units (ranging in size from 0.55 to 3.11 ha).
The locations can be redivided according to the needs of users because there is an unlimited possibility of adapting the land and combining functional and smaller units.
IPB is situated in Simanovci zone, 25 km away from the center of Belgrade and 10 km away from Nikola Tesla Airport. Its strategic position makes it an important location since two main traffic arteries - pan-European corridors VII and X - go past them. The offered locations have a direct access to E70 highway (Belgrade-Zagreb).
As the people at Colliers point out, this unique land is excellent for development of large logistic and industrial parks, and it also provides a possibility of development of larger sports, business and recreation projects.
Partially, the land can also be used for development of residential systems.
The owners of this complex offer unique model of cooperation with investors and companies searching for an efficient and stimulative economic environment, successful entrance to the market of Serbia, or expansion to the markets of the countries of Southeast Europe.
As eKapija learns, Colliers is already negotiating on about 70% of land. The negotiations are mainly led with foreign investors who would use the land for their own projects, as well as for "joint venture" investments. These investors, according to the announcements, would also invest in residential development and sports and recreation facilities.
