First plan for new residential settlement in Bor published – “Cokanjica” to be built on 58.5 ha

The City of Bor has announced an early public review on the occasion of the preparation of the Detailed Regulation Plan for the forming the new residential settlement “Cokanjica”. This plan encompasses a wide space, between Nikole Kopernika Street (IB-grade state road no. 37, Brestovac-Bor section) in the south, the old Banjski Put Street and Ljube Nesica Street in the north, as well as the border with the unit IV, which matches the border between the communities Napredak and Metalurg in the east. The total area of this space amounts to around 58.5 hectares.

Currently, the existing areas in this part of the city are mostly used for family housing, agricultural and forest areas, whereas the Cokanjica stream with its tributaries also stretches through the planned space, primarily through agricultural and forest land.

Within the plan, new land purposes are planned, including:

  • Public areas and facilities: forests and other greenery, sports and recreation areas, as well as traffic infrastructure.
  • Other purposes: multi-family and family housing, as well as business areas.

In close proximity to the planned settlement, in the north, locations for public services are planned in the unit VI, including an elementary school and a high school, a post office, a kindergarten, a healthcare center and a local community. This part will contribute considerably to improving urban life in Bor and create a new, modern infrastructure and social dynamic.

The plan was prepared by the Institute for Architecture and Urban Planning of Serbia, and the early public review will last until March 20, 2025. All interested citizens may present their propositions and suggestions during this period.

Let us remind that a higher-instance plan envisages the construction of multi-family residential buildings with 8 to 10 floors (including the ground floor and a loft). The planned multi-family buildings must secure car garage spaces on the semi-basement level, and spaces for business, services and other commercial purposes may be established on the ground floor.


Let us remind that, in September 2023, the members of the City Assembly of Bor adopted the decision on the construction of a new residential settlement in that city.

– By a majority vote, the decision was adopted to build a residential settlement for collective housing, with all the accompanying features in Cokanjica, between Bor 2 and Brestovac. There is less and less residential space in the city, so the construction of a new settlement would additionally expand the city – Dragana Nikolic Negranovic, the deputy head of the Urban Planning Department in Bor, pointed out at the time.
