Marina Dorćol complex one step closer to building permit - A total of 195,853 m2 planned in seven phases

The Secretariat for Environmental Protection of the City of Belgrade has approved the Environmental Impact Assessment Study for the project to build the Marina Dorćol residential and commercial complex, bringing Sebre Marina Dorćol one step closer to obtaining a building permit. Construction is expected to begin next year.

The project involves the construction of a residential and commercial complex with a total GFA of 195,853 m2, to be implemented in seven phases.

The total net area intended for housing is 81,911 m2, while the area intended for business is 26,880 m2. The complex will contain 564 apartments, 39 shops, 68 business suites and two annexes to preschool institutions. The total number of parking spaces in the underground garage will also be 1,181.

For the construction of Marina Dorćol, the Secretariat for Urban Planning and Construction Affairs of the City Administration of Belgrade issued the location requirements at the end of September last year, and at the beginning of December, the company Sebre Marina Dorćol submitted a request for deciding on the need for an environmental impact assessment.

The planned construction zone is located in the oldest city center and includes the area of the former industrial zone of Marina Dorćol in Lower Dorćol, in the immediate vicinity of which there is a creek, the former Thermal Power Plant “Snaga i svetlost” with a portal crane, a pumping station and the rail corridor of the Belgrade-Pančevo railroad.

The project was developed by the architectural studio Kuzmanovic-Fiala doo from Belgrade.

The preliminary design was developed by the company Dizajn Arhitektura, and as previously announced, the construction of Marina Dorćol, which should begin at the beginning of next year, has been entrusted to the company Exing B&P from Belgrade.

As they told our portal earlier, the total investment is worth EUR 300 million. Marina Dorćol was designed by Czech architect Stanislav Fiala and Jelena Kuzmanović from the Kuzmanović Fiala partnership bureau.
