Reconstruction of Hotel Slavija to start by year’s end, not to be demolished – New complex in city center to have two hotels and office building

The company owned by the Matijevic family bought the Hotel Slavija several months ago, and the works on the reconstruction should start by the end of this year. Zoran Matijevic, one of the co-owners of that company, says so in a statement for Nova.rs. He says that they will ask for subsidies from the state, but that the most important thing for them is to get the necessary permits as soon as possible. He reveals for Nova.rs what the new complex in the city center will look like.

In January this year, the Matijevic company officially became the owner of the Hotel Slavija, for which it paid around EUR 24.9 million, and it was the sole bidder at the tender.

It is no surprise that this company, which is part of the meat industry, had entered the “race” for this complex in Belgrade center. Even before the purchase, the Matijevic family already owned five hotels. Some of them are located in Novi Sad, some in Belgrade, and they also own a hotel building in Zrenjanin.

The public now also wants to know what will happen to the famous hotels in the Slavija neighborhood, which were built over half a century ago.

In a statement for Nova.rs, Zoran Matijevic says that the preparations for reconstruction are in progress and that his company is in the process of seeking the necessary permits for works on that complex.

– The works will likely start by the end of the year – he hopes.

He reveals for Nova that two hotels will be opened in Slavija.

– Slavija Lux will be a hotel with four stars. Kula will be an office building, whereas, in the part of the facility the majority of which is located in Makenzijeva Street, a hotel with three stars will be opened – says Matijevic.

He also notes that all the works should be completed by 2027, that is, before the specialized exhibition Expo 2027.


– As for demolition, it will not happen, because the statical properties of all the buildings are excellent – says the interviewee of Nova.rs.

Considering that the plan is for everything to be finished before Expo 2027, he was also asked whether he planned to ask for subsidies from the state.

– That would mean a lot to us. We will probably try when all the projects are finished. Of course, all help is welcome. Ultimately, that is taxpayers’ money, and we are one of the biggest ones – said Matijevic.

He emphasizes that what would help them the most would be to not have to wait too long to obtain all the necessary permits.

The Matijevic company tried to buy the Hotel Slavija Lux (now Slavija Garni) back in 2018, in a procedure initiated by the public enforcement officer, but the sale was canceled after the Commercial Court in Belgrade had determined that there first needed to be a final decision as to whether there was a debt of Slavija toward the Fil Sar company.
