The prices of residential space in the eurozone could experience a chaotic drop, since apartments are becoming less available to citizens and non-attractive to investors due to the high interest rates, the European Central Bank warned at the end of May. The most recent Eurostat data show that, in the eurozone, residential real estate was 1.7% cheaper in the second quarter compared to last year’s period.

What are things like in Serbia? The report of the Republic Geodetic Authority from the real estate market for the second quarter of 2023 shows that there had been a stabilization and settling in the market after a pronouncedly dynamic growth over a two-year period, which followed the outbreak of the coronavirus pandemic.

The total amount of money used for the purchase of real estate amounted to EUR 1.7 billion, which is 70% more than in the second quarter of 2019 and 13% less compared to the same quarter in the previous year. The total number of sales and purchase transactions in the real estate market in the second quarter of 2023 in the Republic of Serbia amounted to 30,548, which is 18% more compared to the second quarter of 2019 and 13% less than in the second quarter of 2022.

What do these trends tell us? Will there be a considerable drop in real estate prices in Belgrade and other cities? How attractive are office spaces? What should people invest in now? Is Serbia following the world trends of sustainable construction, energy efficiency, digitization in construction? Which investments are current at the moment, and which ones are planned? These are just some of the topics we will look into in our new special edition newsletter “Real Estate and Construction – From the Vision to Investments”
