Where in Belgrade Can You Buy an Apartment for Under EUR 2,000 per Square Meter?

Real estate agents have highlighted five locations in the capital city where the price of a square meter is more affordable than in most municipalities in the center. Believe it or not, an apartment can be purchased for EUR 1,500 per square meter, though it’s also true that, while affordable, Sremcica might seem too remote for some.
Agents Nikola Cobic, a real estate expect at the City Expert agency, and Uros Jovanovic of Art Nektetnine explain that some apartments in old buildings in Belgrade municipalities can be bought for under EUR 2,000 per square meter.
They estimate, however, that the prices are twice as high as several years ago, but when prices in the central municipalities are considered, apartments on the periphery may be found at much more affordable prices.
Surcin
Nova’s interviewees agree that Surcin is a new Belgrade location when it comes to a high demand among real estate buyers. According to them, it is expected to be more populated and urbanized than is the case at the moment.
The price of a square meter in Surcin can go as low as EUR 1,650 to EUR 1,700, depending on where the property is located.
Most likely, it is the announcement of the moving of the Fair, but also the announcement of the new stadium in that Belgrade settlement, that is contributing to the urbanization of Surcin.
Mirijevo
Mirijevo has been a location in demand among the purchasers for several years now. An apartment in that neighborhood can be bought for around EUR 1,700.
According to Cobic, those apartments mostly demand investments.
– Considering the way Belgrade is expanding, it is no longer the kind of distant periphery it was, for example, 15-20 years ago – Cobic said.
Borca
Locations around the Pancevo Bridge are increasingly in demand, says Jovanovic. He says that locations on the other end of the bridge have not been considered remote for years now among the purchasers, especially since they are often more affordable than locations closer to the city center.
Apartments in Borca and Krnjaca can be bought for around EUR 1,600 per square meter.
Rakovica
Jovanovic adds that agents are not surprised by the locations whose prices are more affordable to the purchasers. He says that, for years now, the locations with the cheapest apartment floor area remain nearly unchanged.
One of those locations is Rakovica, where an apartment in an old building can be bought for around EUR 1,600.
Rakovica belongs among the more remote municipalities of Belgrade, but it is well connected with nearly all other parts of the capital city by public transit lines.
Sremcica
Agent Nikola Cobic also highlighted Sremcica as a municipality which has remarkably favorable prices per floor area.
– The prices are more affordable, and the infrastructure is not bad – Cobic said.
An apartment in Sremcica costs around EUR 1,500 per square meter.
