"Hypo Alpe-Adria Consultants group" builds apartment building near Kalemegdan (€15m) and luxurious hotel (€20-25m)

Austrian "Hypo Alpe Adria Consultants group" decided to invest in construction of luxurious apartment building in Tadeuša Košćuška Street and so-called business hotel on the location of former cafe barroom "Tri lista duvana". The parcel near Kalemegdan is being organized for a long time and commencement of the construction, according to the draft of architect Zlatan Pepovski, is expected in spring. At the same time, the digging of foundations for new hotel will start. The hotel will be built between Kneza Miloša Street and Kralja Aleksandra Boulevard.

Austrian bank plans to invest about €15m in Belgrade’s Fifth Avenue, luxurious housing project "Park-Kalemegdan", which will be built on the space between Pedagogical Museum and Cara Uroša Street. According to the words of Vladimir Mrvić, the manager of "Hypo Alpe Adria Consultants", the building of 7,000 overground and 3,000 underground square meters will be architecturally suitable and it will not stand out from the houses in this part of the city.

The size of the apartments will depend on their position (the apartments facing Kalemegdan - 150–300 square meters, the apartments on the other side - 70-200 square meters). The future tenants will have at their disposal the swimming pool, two saunas, fitness hall, Turkish bathroom, wine cellars, suites for guests, 24h security, garages with space for bicycles, skis, sleighs and other sports equipment and service elevators for delivery of groceries from garages directly to the kitchens. The owners will decide what sanitary elements and lighting system should be in their apartments. The bank will approve credits for procurement of apartments, which should be built in 14 months.

One square meter of housing space in this building will cost €4,000. Each owner of the apartment will pay another €2 per square meter for maintenance of joint premises. Of total of 34 apartments, 32 have already been reserved.

At the same time, with the beggining of the building season, the construction of four-star hotel should start. The hotel will cover total of about 10,000 square meters on the location of former cafe barroom “Tri lista duvana” and it will have 124 rooms. The look of the hotel was designed by architect Boris Podreka.

All rooms will be the same, but very functional, intended and subordinated to the needs of the businessmen, which includes permanent access to Internet, computerized offices with all necessary elements. Bed&breakfast in this luxurious hotel will cost about €120.

"Hypo Alpe Adria Consultants group" has signed the contract on co-investment with "Volkens tajner", the hotel group, which is to organize to the work of the hotel. Construction of this unique hotel worth €20m-€25m will be finished by the end of 2007.
