Business Zone on Around 55.94 ha Planned Along Pancevo Road

Along the Pancevo Road, on around 55.94 ha, the plan is to develop a part of a business zone, whereby the gross developed area for economic activities would increase from the current 13,000 m2 to 751,956 m2. The Detailed Regulation Plan, which is currently up for public view, says that the number of employees will increase from 200 to 5,300.

According to the side documentation, the rough estimate of the investment in the preparation and equipping (traffic routes, waterworks, sewer, power network and so on) of the building land is EUR 15,685,193.

The investor in the preparation of the DRP of the part of the business zone in Ovca along the Pancevo Road, Municipality of Palilula, is the company Aquatus, whereas the preparation has been entrusted to Style Point from Belgrade.

The south border of the plan is aligned with the regulation of the main road Belgrade-Pancevo, and the east border aligns with the route of the infrastructural corridor. The north and west borders are determined by the line of the delimitation of the cadaster parcels, the DRP says.

The aim of the preparation of the plan is to define, through looking into the spatial possibilities and limitations of the location itself, the planning possibilities for the regulation of the status of the already built facilities and the construction of new features, to define the rules of development and construction of said space, to secure the capacities of traffic and technical infrastructure for the planned construction, to preserve and improve the environmental conditions and define suitable measures of protection from fire and other natural disasters.

It is added that, in a part of the area covered by the plan, family residence is present in spontaneously formed groups in the form of free-standing facilities, which are accessed from uncategorized roads. Of the business features, companies for transport, courier services and deliveries, a printing facility, a hothouse, hospitality facilities and other structures are highlighted. All these features are accessed through uncategorized traffic routes from the main road.

No public transport lines are planned to be introduced to said area of the planned business zone. A sidewalk is planned from the roundabout in the business zone to a public transport stop, as well as an expansion of the platform at the stop. Along the Pancevo Road to the Kalovita canal, the plan is to build two pipelines within the Pancevo Road traffic route, in the direction from Belgrade to Pancevo.

There is no developed urban sewer within the borders of the plan. Waste waters are either let into septic tanks or treated at local devices and let into the existing melioration canals.

Until an urban sewer network to which said area is to be connected is built and put into function, the draining of waste waters from the location should be solved locally, it is added.

The public view of the DRP lasts until September 27, and in addition to that, the Report of the Strategic Assessment of the Environmental Impact of the Plan, prepared by Expert Inzenjering from Sabac, is also available for public view.
